Property and Cancellation Policies

​

Check-in Requirements:

  • Minimum age for check-in: 18 years.

  • A valid ID or passport for all guests must be submitted via email or Airbnb. These documents may include a watermark.

  • Key collection instructions and self check-in procedures are provided only after ID submission.

Cancellations, Refunds & No-Show:

Deposit & Payments:

  • Deposit: Non-refundable.

  • Remaining Payment:

    • Up to 60 days before check-in: 50% refund.

    • Up to 30 days before check-in: no refund.

  • Cancellations less than 30 days before arrival or no-shows are charged 100% of the reservation.

Reservation Guarantee:

  • To guarantee the booking, 50% of the total stay will be charged 60 days before arrival. This amount is non-refundable.

  • Non-refundable bookings cannot be altered or transferred.

Modifications & Cancellations:

  • Non-refundable reservations cannot be changed, canceled, or refunded.

  • No changes to guest information or dates are permitted.

No-Show Policy:

  • No-shows are charged 100% of the reservation and the booking is considered canceled.

Reservation Transfer:

  • Non-refundable bookings are not transferable. Reservations are valid only for the named guests at the time of booking.

Additional Charges:

  • Any extra services or charges incurred during the stay must be settled at check-out.

Guest Responsibilities:

  • Guests are responsible for ensuring all reservation details are accurate, including dates, number of guests, and contact information.

Acknowledgment:

  • By making a non-refundable booking, guests acknowledge and agree to these terms and conditions.

 

Tourist Tax

​

  • Charged per guest, per night, up to a maximum of 7 nights, payable in cash at check-in:

    • 1 November – 30 April: €1.20 per person/night

    • 1 May – 31 October: €2.30 per person/night

 

Pets & Smoking

​

  • Pets are not allowed.

  • Smoking is not allowed inside the villas; permitted only in gardens or outdoor spaces.

 

Packages & Group Bookings

​

  • Check-in for all packages is on Saturday.

  • All participants must complete a booking form and sign a liability waiver at check-in.

  • Guests under 18 require a parent/guardian to sign the liability waiver.

  • Group bookings: The person responsible for the booking is responsible for payment and ensuring all guests comply with these Terms & Conditions.

  • Adults-only packages: Guests under 16 are not allowed without prior management approval.

 

Force Majeure

​

  • The property is not responsible for bookings affected by unforeseen or unavoidable circumstances, including but not limited to war, pandemics, natural disasters, strikes, or adverse weather.

 

Guest Conduct

​

  • Guests must respect other guests, staff, and the property.

  • Any behavior compromising safety or comfort may result in eviction without refund.

 

Villa Bed Configuration

​

  • Villas for 2 guests with a double bed will have only the double bed prepared.

  • If guests request a double bed plus an extra bed in the living area, an additional charge of €10 per night applies.
